RENTALS RULES, POLICIES, & CANCELLATIONS
All properties with daily pricing are licensed with the City of Key West, Monroe County and State of Florida for rentals of less than 30 days. Properties shown with a 30 day minimum are licensed for non-transient rental and require a minimum rental agreement term of 30 days. All properties are privately owned and hence reflect the individual styles of its owners.
Online reservations are not confirmed until a signed written agreement issued by Rent Key West Vacations is returned.
PRICES & MINIMUM STAYS
There is a minimum six (6) night stay on most properties unless otherwise indicated. Stays of less than 6 nights may be permitted when reservations are made less than 30 days of arrival. In this instance, a housekeeping surcharge will apply. During holidays & special events, such as Christmas, New Years, Fantasy Fest, etc., prices & minimum stay requirements may be higher. In addition special events and holidays may require specific arrival and departure dates. Pricing is based on occupancy by two persons per bedroom. If individual properties permit additional occupants, extra person charges apply. The City of Key West Code of Ordinances prohibits overcrowding of accommodations. Prices confirmed 6 months in advance may be subject to change. A $95.00 reservation (administrative) fee is charged on each booking. For properties with optional pool heat the short term rental agreement will include an additional fee that may be waived upon completion of the agreement. Sales taxes (currently 12.5%) are in addition to any costs otherwise stated.
Bookings made more than 60 days before arrival, require payment of 50% of the rent & taxes within 3 days of booking. The final payment of 50% is due 60 days before arrival. Within 60 days, payment in full is required within 3 days of booking. Acceptable methods of payment include personal checks, Credit Cards, Cashier’s Checks, Money Orders, and Traveler’s Checks in US dollars.. No personal checks will be accepted within 30 days of your arrival. We accept VISA, AMEX, or MASTERCARD but require signed authorization to charge.
Normal check-in time is 3 PM to 5 PM, but properties with four our more bedrooms have a 4 PM check-in time. Check-in prior or after these hours must be arranged in advance based on availability of the property.
Normal check-out time is no later than 10 AM. Late checkout times may be requested and if available, a late checkout fee of 1/5 of the daily rate per hour after 10 AM will be assessed unless approval has been obtained from Rent Key West Vacations.
On cancellations received MORE than 60 days in advance of your scheduled arrival, your prepayment will be refunded less a cancellation fee, reservation fee and any applicable taxes . On cancellations received WITHIN 60 days of your scheduled arrival, no refund is possible unless we are able to re-rent the property for your original dates. Mandatory evacuation due to hurricane is considered a cancellation and will not be refunded. The reservation fee is non-refundable. Travel Insurance to cover your booking for various reasons (including mandatory hurricane evacuation) will be offered at the time of booking and is included on your short term lease agreement. You must waive coverage on your rental agreement if you do not wish to have this additional protection. Should you need to cancel a reservation, please begin with written notice via an email to email@example.com.
Unintentional damage coverage is covered as part of your reservation fee. Our goal is to be sure that the house is in the same condition for all of our guests. If something breaks we want to know about it right away. Therefore this damage plan covers unintentional damages to the rental unit that occur during your stay that are immediately disclosed to management prior to check-out. The plan will pay a maximum benefit of $3,000. Any unreported or intentional damages or damages that exceed $3,000 will be charged to the credit card on file.
Some properties require additional refundable security deposits which are collected with your final payment. This deposit is held for approximately two weeks following the departure of your reservation to cover any intentional damage, excess unintentional damage or excess cleaning charges during the agreement term. By no means does the amount of the security deposit limit guest’s responsibility for damages and charges exceeding security deposit amount and by signing a written agreement authorizes Rent Key West Vacations to charge such fees to the credit card on file. All credit cards must be valid for 60 days following departure.
TRAVEL PROTECTION INSURANCE
We also offer optional travel protection insurance on all reservations booked 30 days or more in advance. Insurance is calculated at 7.65% of the rent, taxes and non-refundable fees. Travel protection insurance includes trip cancellation, trip interruption, travel delay and well as additional reimbursements and concierge services. Details regarding this plan may be found below and is also included when making a reservation.
No occupants may be under the age of 25 unless accompanied by a parent or other legal guardian. Non-compliance with this provision will result in denial of occupancy and forfeiture of all monies paid to date. Our enforcement of this policy is absolute.
Guests may be asked to provide photo ID and/or copies of their credit card used to secure the reservation to verify identity. Non-compliance will result in cancellation of the rental agreement.
Pets are not allowed unless prior arrangements have been made with Rent Key West Vacations and a fee and deposit are paid. Individual owners set the rules on pets for their individual property. Any violation will result in immediate eviction and/or $500 penalty from the property.
Our homes and condominiums are operated in accordance with Chapter 509, Florida Statutes.
